Each parcel will be offered for sale, subject to a reserve bid and to the reservations and conditions contained in the existing certificate of title.

Alberta Tax Sale Properties Town of Elk Point

The land is being offered for sale on an “as is, where is” basis, and Saddle Hills County makes no representation and gives no warranty whatsoever as to the adequacy of services, soil conditions, absence or presence of environmental contamination, or the developability of the subject land for any intended use by the Purchaser. No bid will be accepted where the bidder attempts to attach conditions precedent to the sale of any parcel. No terms and conditions of sale will be considered other than those specified by Saddle Hills County. No further information is available at the auction regarding the land to be sold.

The successful bidder must, at the time of sale, make a non-refundable fifty percent (50%) deposit in cash, certified cheque, bank draft, debit, Visa or MasterCard payable to Saddle Hills County, with the balance of the purchase due within thirty (30) days of sale.

Saddle Hills County shall collect any applicable Land Title Office fees from the purchaser at final payment at the rate charged for the Land Title Fees.

GST will apply to all properties subject to GST sold at the auction.

The property will be removed from the Public Auction list at such time as full payment of tax arrears and costs are received and receipted as per Saddle Hills County’s Cash Receipting Policy.

Additional terms and conditions of sale will be announced at the sale, or may be obtained from the taxation clerk.

Redemption may be effected by payment of all arrears of taxes and costs at any time prior to the sale.

Saddle Hills County may, after the public auction, become the owner of any parcel of land not sold at the public auction.
