The purchaser to assume responsibility for all mortgages, charges, liens, outstanding taxes, and other encumbrances. The land is being offered for sale on an "as is, where is" basis and The City of
Calgary makes no representation and gives no warranty whatsoever as to the
adequacy of services, soil conditions, land use districting, building and development
conditions, absence or presence of environmental contamination, or the developability
of the subject land for any intended use by the Purchaser. No bid will be accepted
where the bidder attempts to attach conditions precedent to the sale of any parcel. No
terms and conditions of sale will be considered other than those specified by The City
of Calgary.

The City of Calgary may, after the public auction, become the owner of any parcel of
land that is not sold at the public auction.

In accordance with Section 424(1) and (3) of the Municipal Government Act, (1)
"The municipality at whose request a tax recovery notification was endorsed on the
certificate of title for a parcel of land may become the owner of the parcel after the
public auction, if the parcel is not sold at the public auction," (3) "A municipality that
becomes the owner of a parcel of land pursuant to subsection (1) acquires the land
free of all encumbrances, except (a) encumbrances arising from claims of the Crown
in right of Canada, (b) irrigation of drainage debentures, (c) registered easements and
instrument, (d) right of entry orders."

Terms: On all improved property, one-third cash (or cheque) is required on the date of
sale and the balance within 30 days. On all other property, one-third cash (or cheque),
with a minimum cash payment of $500, is required on the date of sale and the balance
due being payable within 60 days of the date of sale, with interest at prime plus one
per cent per annum calculated on the unpaid balance. All sales are subject to current
taxes.

GST may apply on properties sold at the public auction.

Redemption may be effected by payment of all arrears of taxes and costs at any time
prior to the date of the sale.

Each parcel of land offered for sale at the Public Auction will be subject to a reserve
bid. Redemption of a parcel of land offered for sale may be effected by certified
payment of all arrears of taxes, penalties and costs at any time prior to the date of the
Public Auction. The City of Edmonton may, after the Public Auction, become the
owner of any parcel of land that is not sold at the Public Auction.

Terms and Conditions of Sale for the Public Auction: Purchase price payable by
10% deposit and balance payable within 30 days of the date of the Public Auction.
GST will apply to all applicable lands sold at the Public Auction. The Closing Date
shall be 30 days after the date of the Public Auction. The successful bidder shall take
title subject to the conditions and reservations contained in the existing certificate of
title and specifically all registrations registered, as of the date of the Public Auction
against the title to the lands sold. The possession and adjustment date shall be the
Closing Date. As of the Closing Date the successful bidder shall be responsible for
the payment of all taxes, rates, levies, charges, local improvement charges,
assessments, utility charges and hook-up fees, with respect to the lands sold. All
adjustments for rent or other profits or items commonly adjusted on a sale of real
property with respect to the lands sold shall be made as of the Closing Date. The
successful bidder shall be responsible for and shall assume all liability for the refund
of all security deposits or fees and applicable interest thereon, which, as of the
Closing Date, shall be owing and payable by the landlord, pursuant to the Residential
Tenancies Act, S.A. 2004, c. R-17.1, with respect to the lands sold and all
condominium contributions or fees which, as of the Closing Date, shall be owing and
payable, pursuant to the Condominium Property Act, R.S.A. 2000, c. C-22, with
respect to the lands sold. The lands are being offered for sale on an "as is, where is"
basis and The City of Edmonton makes no representation and gives no warranty
whatsoever as to the adequacy of services, soil conditions, land use districting,
building and development conditions, absence or presence of environmental
contamination, vacant possession, or the developability of the lands for any intended
use by the successful bidder. No bid will be accepted where the bidder attempts to
attach conditions to the sale of any parcel of land. No terms and conditions of sale
will be considered other than those specified by The City of Edmonton. The
successful bidder shall be required to execute a Sale Agreement in a form and content

The properties are being offered for sale on an "as is, where is" basis and the City of
Lethbridge makes no representation and gives no warranty whatsoever as to the
adequacy of services, soil conditions, zoning, building and development conditions,
absence or presence of environmental contamination, vacant possession, or the
development potential of the lands for any intended use by the successful bidder.
The successful bidder has a right to a clear title with some exceptions. Section
423(1)(a) to (h) of the MGA states "a person who purchases a parcel of land at a
public auction acquires the land free of all encumbrances, except (a) encumbrances
arising from claims of the Crown in right of Canada, (b) irrigation or drainage
debentures, (c) caveats referred to in section 39(12) of the Condominium Property
Act, (d) registered easements and instruments registered pursuant to section 69 of the
Land Titles Act, (e) right of entry orders as defined in the Surface Rights Act
registered under the Land Titles Act, (f) a notice of lien filed pursuant to section 38 of
the Rural Utilities Act, (g) a notice of lien filed pursuant to section 20 of the Rural
Electrification Loan Act, and (h) liens registered pursuant to section 21 of the Rural
Electrification Long-term Financing Act."

The purchaser of the property will be responsible for property taxes for the current
year.
The successful bidder must, at the time of the sale, make a non-refundable ten
percent (10%) deposit payable to the municipality, with the balance of the purchase
price due on closing date.

Closing date for all sales will be fourteen (14) days after Auction Date.
Goods and Services Tax (GST) will apply to all vacant parcels of land sold at the
Public Auction.

No terms or conditions of the sale will be considered other than those specified by the
municipality.

Payments by cash, certified cheque or bank draft only. Vendor financing or financing
using third party mortgages or encumbrances upon the purchased lands, or other
similar financing arrangements, cannot be accommodated.

The auctioneer, councilors, the chief administrative officer and the designated officers
and employees of the municipality must not bid or buy any property offered for sale,
unless directed by the municipality to bid for or buy a parcel of land on behalf of the
municipality.

If no offer is received on a property or if the reserve bid is not met, the property
cannot be sold at the public auction.

Once the property is declared sold to another individual at public auction the previous
owner has no further right of possession by paying the tax arrears.

The risk of the property lies with the purchaser immediately following the auction.
The purchaser will be required to execute a Sale Agreement in form and substance
provided by the municipality.

The purchaser is responsible for obtaining vacant possession.
The purchaser will be responsible for the transfer registration fee.

The City of Lethbridge may, after the public auction, become the owner of any
property that is not sold at the public auction.

A property will be removed from the Public Auction if payment of all arrears of taxes
and costs occurs at any time prior to the sale.

All properties offered for sale by Public Auction are viewed externally and an
estimate of the market value of each property has been made based on that review.
This estimate of market value is used as the reserve bid and it represents the minimum
bid that will be accepted at Auction. All sales will be subject to a reserve bid.
Reserve bid values will be available 30 days prior to Auction from the City Revenue
& Assessment Services department. Purchaser will acquire the property free of
encumbrances, subject to those exceptions listed in sections 423 and 436.14 of the
Municipal Government Act.

The properties will be sold strictly on an "as is, where is" basis. The City of
Red Deer makes no representation and gives no warranty as to the adequacy of
services, soil conditions, land use districting, building and development conditions,
absence or presence of environmental contamination, or the developability of the
subject property for any intended use by the Purchaser. If the Land is occupied by a
tenant in possession under a lease or rental agreement, the obligation and expense of
obtaining vacant possession shall be the Purchasers'.

Only cash sales will be accepted or sales requiring loan funding which does not
involve encumbering of the purchased lands and provides for closing funds upon the
required closing date in the same manner as a cash sale. Vendor financing or
financing using third party mortgages or encumbrances upon the purchased lands, or
other similar financing arrangements, cannot be accommodated.

Purchase price payable by non-refundable deposit equal to 10% of purchase price due
on Auction Date, with the balance of the purchase price due on closing. Payments by
cash, bank draft or certified cheque only. Closing date for all sales will be 60 days
after Auction Date, unless otherwise agreed to by the City. Successful bidder agrees
to be bound by the Terms and Conditions of the City's Standard Tax Sales
Agreement, a copy of which will be included in Bidder's Packages on Auction Date
and can be obtained 30 days prior to Auction Date from Revenue & Assessment
Services. Purchase price includes all taxes, rates, fees and charges accrued to
Closing Date. Purchaser responsible for payment of all taxes, rates, charges, and fees
for the property, after Closing Date.

The City of Red Deer may become the owner of any property not sold at the Auction.
In the event that payment of the arrears of taxes and costs is received by The City
prior to the Public Auction, the property in question will not be offered for sale. There
is no right to pay tax arrears after the property is declared sold.
